Real Estate: Pizza Hut, Caddo Valley gas station change hands

Clark County real estate transactions recorded Sept. 1-25, 2025, having a value of $100,000 or greater. Information is gathered from public records held by the Clark County Circuit Clerk, online real estate records via actdatascout.com and the Arkansas Secretary of State. The Arkadelphian includes names of grantees, grantors, transaction price and property description available, and does not withhold names. A variety of factors, including improvements made to a home or property, are considered in real estate prices that may increase from when the seller bought the property.

Bringing in the largest sum of money in this round of real estate transactions is the sale of Shell Super Stop, 180 Valley St., in Caddo Valley. According to a deed filed Sept. 16, Coulson Oil Co. Inc., of North Little Rock, first bought the 2,666-SF convenience station for $400,000 from former owner CDW Investments LLC, also of North Little Rock. That transaction was done by way of special warranty deed. Another deed, filed two days later, shows the property changed hands again to the tune of $1.38 million to Red Eagle Properties, which is registered to Sulaiman Hudda of Caddo Valley.

The second-largest transaction was the $680,000 sale of Pine Ridge Manor Apartments, located on Deer Creek Lane, Gurdon. A total of seven lots were exchanged; ActDataScout’s mapping function indicates the sale of five units to ROA Properties Inc., of Plano, Texas, from Rick Goff’s Dadson Inc., of Hot Springs.

In a $575,000 exchange, a former dentist office at 3001 Twin Rivers Dr., Arkadelphia, sold to Anchor Properties LLC, registered to Lori and Steven Smith of Arkadelphia. The 3,188-SF space had belonged to Mickey and Elizabeth Lindsey, of Camden, who bought the land-only for $75,000 in 2005.

A 3,718-SF home and nearly 2 acres at the 4000 block of Highway 8 West, Arkadelphia, sold for $385,000 to Joseph and Lindsey Crowder. Sellers Chris and Melissa Miller bought the place in 2022 for $377,000.

A 2,002-SF brick home at the 300 block of Forrest Park Drive, Arkadelphia, sold for $270,000 to Trent and Cheyenne Wilson. Sellers Andrea and William Wagner paid $245,000 for the property in 2023.

For $268,000 Ronald McCaskill and Becky Jones sold 46 acres of land off of Darby Road, in the Manchester community, to Darby Investments LLC, registered to Brian Morgan of Arkadelphia.

A 1,488-SF brick home and 4 acres at the 8000 block of Highway 182 West, north of Amity, sold for $265,000 to Donald and Cindy Wilson. Sellers Derek and Lyndsie Owens bought the property in 2024 for $85,000 by way of marshal’s deed.

Northeast of Okolona on Highway 51, nearly 80 acres of mostly pasture and including Boswell Lake sold to Jerry Whitley, of Benton, for $248,350. Selling the property is Chestnut Branch LLC, a New York City company whose address is 15 Little West 12th Street in Manhattan. Chestnut Carbon operates out of that office.

Near the extreme northern tip of Clark County, north of Highway 84 and east of Deer Park Road, 53 acres of timber sold for $225,037 to John and Gina Zeigler, of Smackover. Former owner was Andrew Griffin d/b/a Mitchell Stewart Griffin Developments LLC, of Gurdon.

A 1,610-SF home at the 100 block of Somersett Drive, Arkadelphia, sold for $215,000 to Heather Woodley. Sellers are Heather and Jason Hunt; Heather bought the land-only in 2012 for $17,500.

A 1,625-SF brick home at the 5000 block of Highway 8 West, Arkadelphia, sold for $177,000 to Charles Holtzclaw and Sandy Reeves. Sellers Eddie and Becky Wilson bought the place in 2024 for $30,000 in a change after sale.

A little over 41 acres of timber and a 972-SF metal building at the 3000 block of Highway 67 South (Richwoods) sold for $150,000 to Dylan and Mary Parnham. Sellers Daran and Frances Stovall bought the property in 2024 for $350,000.

For $150,000 a 2,128-SF mobile home at the 100 block of Lockie Road, Gurdon, sold to William and Hailey Purifoy. Selling the home and 42-acre spread is the Donald Daniel Family Revocable Trust, of Atlanta, Georgia. The Daniels bought the place in 2006 for $106,000.

A 1,515-SF brick home at the 700 block of Pine Street, Amity, sold for $145,000 to Sara and Jason Pittack. Sellers Ronald and Audrey Rayborn, of Chidester, bought the property in 2010 for $80,000.

A 2,100-SF brick home at the 100 block of Turtle Creek Drive, Gurdon, sold for $144,200 to Anna Libeling. Sellers are Tim Whitworth, of Alexander, and Amy Woods.

A 1,040-SF brick-and-frame home at the 1700 block of Walnut Street, Arkadelphia, sold for $130,000 to Taylor Hill. Seller is Chad Bradford’s initialized CWB Properties LLC, of Donaldson. Bradford bought the property in April for $80,000.

A 1,304-SF home at the 1100 block of O’Connell Street, Arkadelphia, sold for $124,500 to Hillside Investments LLC, registered to Christopher and Kristy Black, of Paron. Sellers are Wright & Seale Properties of Arkadelphia, registered to Bill Wright and Irwin Seale, et al., who in 2014 bought the property along with multiple units for $20,000.

A pair of poultry houses and nearly 30 acres on Mountain Road, Amity, sold for $120,000 to Terrell and Tracey Gann. Sellers are Michael and Sandra Parks.

A 1,520-SF home at the 200 block of Church Drive (Manchester) sold for $115,000 to Brooke and Charlie Properties LLC, registered to Charlie Montgomery of Arkadelphia. Sellers Tameka and Christopher Mason, of Memphis, Tennessee, bought the land only for $2,000 in 2003. In a separate transaction, Montgomery, again d/b/a Brooke and Charlie Properties, bought a 1,950-SF brick home at the corner of 12th and Pecan streets, Arkadelphia, for $115,000. Selling the property was Don and Elaine Collins Family Trust. The Collinses bought the place in 1995 for $51,000.

A 1,080-SF home at the 4000 block of Highway 67 South, Gurdon, sold for $110,000 to Nicholas Leeper. Seller Brody Chitwood bought the property in 2023 for $92,000.

For $100,000 30 acres of timber off of Highway 346 east of the Hot Spring County line sold to Trevor and Canessa Hericks, of Roanoke, Texas. The property had belonged to Thomas and Lola Lambert, of Amity, who bought the place in 2019 for a price not listed online.

Wrapping up the last few weeks of real estate deals in Clark County is the $100,000 sale of a 2,317-SF commercial building at 1201 N. 10th St., former home to Arkadelphia’s Pizza Hut. Buying the property is Umesh Sharma, of Antioch, California. The building had belonged to Realty Income Corp. of San Diego, California, which bought the property in 2006 for $682,333. A phone call to Sharma was answered Friday morning, but he had no immediate news to share regarding his plans for the property.
