Real Estate: Several Clark County properties change hands in late December

Clark County real estate transactions recorded Dec. 13-26, 2024, having a value of $100,000 or greater. Information is gathered from public records held by the Clark County Circuit Clerk, online real estate records via actdatascout.com and the Arkansas Secretary of State. The Arkadelphian includes names of grantees, grantors, transaction price and property description available, and does not withhold names. A variety of factors, including improvements made to a home or property, are considered in real estate prices that may increase from when the seller bought the property.

The highest price paid for real estate in this round of transactions was the $380,000 sale of an Arkadelphia home on Shady Lane. David and Robin Tatum bought a 3,064-SF brick home and two adjoining lots from Mark and Lisa Taylor. The Taylors purchased the property in 2015 for $200,000.

In far northern Clark County, on Sugar Loaf Road, 50 acres of timber sold to Sea Biscuit Soars LLC, a Hot Springs company registered to Joe Armstrong. The land sold for $300,000. Previous owner was Sugarloaf Creek Ranch LLC, registered to Brianna Cook, also of Hot Springs, who paid $243,000 for the property in 2022.

A 2,070-SF brick-and-frame home and 1.71 acres at the 200 block of Unity Road (Arkadelphia/DeGray) sold to Jeremy and Sonya Brents for $269,000. Previous owners were Lloyd and Frances Graham.

Jennifer Thibodeaux sold a 1,521-SF frame siding home on Pinewood Drive (Arkadelphia) to JJA6 Properties LLC for a $183,500 price tag. JJA6 Properties is one of nine LLCs registered to Jessica Arnold, of Arkadelphia. Thibodeaux bought the place in 2023 for $176,000.

For $150,000 Brannon and Bailey Rogers bought a 1,930-SF brick home at the 1900 block of Center Street (Arkadelphia). Previous owners were Carol and Ross Atkinson, et al.

Eighty acres of timber sandwiched between Southfork and Center Point roads (Southfork) sold for $146,255. James Heath Jr. bought the property from Charles and Karen Stevens Family Trust, who paid $99,000 for it in 2013.

Randy and Linda Franklin bought a 3.5-acre lot on Ouachita River Run, a new development in the works from Derek Franklin’s Cardinal Land Holdings LLC, located on Open Banks Road. The lot sold for $125,000; Cardinal Land Holdings bought 20 acres of the riverfront property in September for $141,000.

A brick home at the 2000 block of Elaine Circle (Arkadelphia) sold to Kenneth Morrison and Audrey Buckley for $120,000. William J. Malone, a trustee of the Malone Family Trust, signed the deed over. Online records do not provide further details of the property.

James and Amy Atkins bought a 1,230-SF frame siding home and 1.35 acres at the 100 block of Central Road for $115,000. Previous owner was Lisa McNeese.

Also on Central Road, 32.04 acres of timber changed hands between Central Arkansas companies. For $100,000 Bird Dog Timber LLC, registered to Walter May, of Little Rock, sold the property to Reni LLC, registered to Terry Reiguntala, of North Little Rock. Bird Dog Properties bought the acreage in April for $105,000.

Finishing off this round of real estate reports is the $100,000 sale of an Amity property at the 2800 block of Arkansas Highway 346. Dale Wright bought the 32.37-acre spread that includes a 1,167-SF frame siding home from Tammie Rogers, who acquired the property in 2020 by a quitclaim deed.
