A variety of factors, including improvements made to a home or property, are considered in real estate prices that may increase from when the seller bought the property.
The top real estate deal in the past two weeks is the $2,325,000 sale of a 59-unit hotel in Caddo Valley. The former Quality Inn, owned previously by United Hospitality Inc., sold to Sairaj Hotels LLC, registered to Rebekah Reynolds of North Little Rock. United Hospitality bought the 24,810-SF of short-term rental space in 2004 for $1.78 million.
In another $2.3 million deal, Sui Lian and Zing Si, of Okolona, are buying a pair of 25,000-SF poultry barns on Frazier Road. The sale, which includes a mobile home and a 2,200-SF metal building on an 89-acre spread, was made possible by Kristy and Robert Benight, of Prescott.
A 4,604-SF medical clinic at 2906 Cypress Dr., Arkadelphia, sold to Beacon Hill Properties LLC for $559,000. The space, formerly home to Orthodontics & Facial Orthopedics, was sold by Alan Ronska, of Banning or Riverside, California, who bought the property in 2023 for $600,000. Beacon Hill is registered to Philip Miron, of Little Rock.
For $500,000 the Houston-based GKB Interests LLC bought 144 acres of DeGray community timberland southeast of Terrell Road. Selling the acreage is the Anthony Timberlands Inc., registered to Steven Anthony, of Bearden. GKB is registered to Abby Maroon, of Houston.
In Caddo Valley, Brian and Kathy Thornton, of Bismarck, are buying 0.3 acres on Arkansas Highway 7 near Channel Road for $300,000. The seller, DeGray Investments LLC, registered to managing members Jordan Anthony and Shannon Portwood, of Hot Springs, owns several acres on Highway 7 south of the Channel Road junction.
Lisa and Luke Milea are buying a 1,582-SF home on 8 acres at the 1400 block of Southfork Road, Gurdon, for $299,000. Former owner Christal Wilson bought the place in 2023 for $107,000.
Cody and Madeline Getz, of Huntsville, Alabama, sold a 1,708-SF home at the 900 block of South 21st Street, Arkadelphia, for $260,000. Buyer is Darryl Ford. The Getzes bought the place in 2025 for $245,000.
James Davis is buying a 1,784-SF brick-and-frame home at the 500 block of South 14th Street, Arkadelphia, for $192,000. Donna and James Dycus, of Malvern, are the previous owners.
In Amity, Dexter Franks is buying a 2,132-SF brick home at the 200 block of West Texas Street for $185,000. Former owner J.R. Holcomb, of Little Rock, bought the property in 2021 for $63,000.
L2 Realty LLC, registered to Lori Ross and Laura Eckart, sold a 1,818-SF brick home at the 1500 block of Pine Manor Drive, Arkadelphia, to Reece and Lakensha Bell for $172,000. L2 bought the property for $133,000 in July 2025.
Wyatt and Carlye Bowden, of Bismarck, sold a 1,764-SF brick-and-frame home at the 200 block of North 25th Street, Arkadelphia, to Marriah Madison for $170,000. The Bowdens bought the place for the same price in 2024.
Wrapping up the past two weeks of local real estate deals is the $105,000 sale of a 120-acre tract of cleared timberland northeast of Red Springs Road, near Gurdon, located west of an electricity utility right-of-way. Sellers are Betty Wood and Emma Jane Graves, et al, of Hot Springs. Sellers are Richard Davidson Jr. and Lindsey Angeline, of Gurdon.
