The Arkadelphian includes names of grantees, grantors, transaction price and property description available, and does not withhold names. A variety of factors, including improvements made to a home or property, are considered in real estate prices that may increase from when the seller bought the property.
The top property transaction in the past two weeks is the $375,000 sale of a 2,198-SF brick home on a 4.5-acre spread at the 2900 block of Country Club Road. Buying the property are Harold and Karin Spears. Sellers Bryan and Rebecca Hutson, of Mountain Home, bought the place in 2017 for $249,000.
For $350,000 Sarah and Aaron Franklin are buying 93 acres of timberland located south of Arkansas Highway 51/26 between Helms and Mt. Zion roads. Signing off on the deed is Tyler Treat, of Chanhassen, Minnesota, and representative of the estate of the late Marsha Treat, who bought the land in 2001 for $210,000.
Near Amity, Jeremy and Heather Graves, of Glenwood, are buying nearly 23 acres of timber on the northeastern bank of the Caddo River north of Arkansas Highway 84. The Graveses agreed to buy the property for $295,000 from James and Brittany Daniels, of Amity, who bought the land in 2020 for $110,000.
In Arkadelphia, Charles and Norma Waltman are buying 10 acres on Thompson Road, south of the Youth Sports Complex, for $220,000. Signing off on the deed is Grace Thompson, successor and trustee of the Sarah Thompson Revocable Trust, which had owned a total of 34 acres that included a 870-SF home.
Northeast of Amity, Rebecca and Bobby Bennett are buying a 900-SF home on 5 acres at the 400 block of Massey Road for $218,000. Former owners James and Sandra Fowler, of Tyler, Texas, bought the place in 2021 for $158,000.
In Curtis, Scott Flenniken is buying a 2,048-SF mobile home and 3 acres at the 3000 block of Central Road for $160,000. Former owner Lane Jester, of Conway, bought the place in 2025 for $88,000.
For the consideration of $146,875 Everett Financial, by way of mortgagee’s deed, acquired a 1,652-SF home and 2 acres at the 600 block of Mt. Zion Road. Former buyers Keyshawn and Jazmine Johnson agreed in 2022 to purchase the property for $189,000.
Hillside Investments LLC is buying a 900-SF home at the 300 block of Logan Street, Arkadelphia, for $115,000. Hillside is registered to Christopher Black, of Paron. Sellers John Robinson and Evelyn Miller bought the property for $67,000 in 2021.
In Amity, the Glenwood-based MMXJR LLC is buying the 3,300-SF restaurant that formerly housed Fox Pen Coffee Company, 106 E. Thompson St. Former owners Brandon and Shannon Briley, who bought the bistro in 2021 for $55,000, sold the property to Wesley and Ann Pinson for $110,000. The Pinsons then sold it to MMXJR for the same price. MMXJR is registered to Mario Marquez, of Glenwood.
Wrapping up the past two weeks of property deals is the $105,500 sale of 6 acres on Cedar Grove Road. Arkadelphia dentist Dr. Derrick Ross and wife Deanne are buying the property, which includes a pond and 1,800-SF utility building, from Christopher and Tonya Wenner, of Allen, Texas. The Wenners bought the acreage in 2022 for $87,000.
