Real Estate: Veolia buys Gum Springs properties for $1.6 million

Clark County real estate transactions recorded Nov. 15-27, 2024, having a value of $100,000 or greater. Information is gathered from public records held by the Clark County Circuit Clerk, online real estate records via actdatascout.com and the Arkansas Secretary of State. The Arkadelphian includes names of grantees, grantors, transaction price and property description available, and does not withhold names. A variety of factors, including improvements made to a home or property, are considered in real estate prices that may increase from when the seller bought the property.

Highlighting this round of real estate transactions is the $1.6 million sale of 258 acres of mostly pasture land located in the Gum Springs area. Elemental Environmental Solutions LLC, formerly a subsidiary of Alcoa USA Corp. that was acquired in 2020 by Veolia North America, bought the parcels, which are not entirely adjoined and are generally east of Hasley Road and south of Veolia’s landfill. Previous owners were Zelma McAnally and Darrell Clark; Clark’s property also includes a mobile home.

For $465,000 Joyce Van Den Berghe sold her 1,810-SF frame siding home and 19.86 acres at the 1400 block of Arkansas Highway 26, west of the Highway 51 junction. Buyers were John and Melissa Grove.

A 2,429-SF brick and frame home at Crystal Cove (Joan), along with 3.74 acres, sold for $365,000. Former owners Clayton and Leah Sexton sold the property to Timothy and Kelsi Shearin. The Sextons bought the place in 2017 for $188,000.

Richard Knight sold a 2,850-SF brick home at the 300 block of North Park Drive, Arkadelphia, to Alex and Melanie Favazza. The agreed-upon price was $320,000.

For $200,000 Patrick and Kayla Harrington bought a 784-SF frame siding home and 5 acres at the 700 block of Richardson Road, Amity. Former owner was Billy Anderson.

Jay and Lisa Spinks sold a 1,248-SF frame siding home at the 1800 block of O’Connell Street, Arkadelphia, to Katelan and Ryan Hawthorne for $161,000. The Spinkses bought the property in 2023 for $60,000.

Rose and Caleb Easley bought a 1,584-SF frame siding home and 4.24 acres at the 900 block of White Road (Manchester) for $160,000. Former owners were Ragina and Ronald Spears.

A 1,915-SF brick and frame home and 1.03 acres at the 100 block of Central Road sold to Angela Cowart for $145,000. Previous owners were Frederick Goshen, et al.

David and Lane Collins bought a strip of 30.16 acres containing mixed timber and pasture, located between Richwoods and Connie roads (Gum Springs/Richwoods) for $122,200. Previous owners were Ricky and Karen Arnold and Jill and Blake Batson.

Wrapping up this round of property sales was the exchange of a 1,240-SF frame siding home at the 200 block of Crittenden Street, Arkadelphia. Previous owner Darby Waller sold the home to Tracy and Sheri Pierce for $119,900.
