Real Estate: Several properties in Clark County change hands

Clark County real estate transactions recorded Aug. 23 – Sept. 5, 2024, having a value of $100,000 or greater. Information is gathered from public records held by the Clark County Circuit Clerk, online real estate records via actdatascout.com and the Arkansas Secretary of State. The Arkadelphian includes names of grantees, grantors, transaction price and property description available, and does not withhold names. A variety of factors, including improvements made to a home or property, are considered in real estate prices that may increase from when the seller bought the property.

The top real estate transaction the past two weeks was the $2.43 million sale of 953 acres along the South Boat Ditch and east of US Highway 67 in Curtis. B2 Land & Cattle Co. sold the acreage to Chestnut Branch LLC. A deed indicates that B2 Land & Cattle is a Wyoming-based limited liability company. According to records with the Arkansas Secretary of State’s Office, Chestnut Branch lists a Bentonville addressed and is organized by Saray Djidji and Computershare Governance Services Inc., and managed by Kimmeridge Energy Management Company, with a foreign address of New York City.

In a separate deed, B2 Land & Cattle purchased 997 acres, in the same range but in a different section and township, from Robert and Anice Stevenson, et al, for $2.35 million.

Arkansas Realty Services LLC, registered to Jonathan Huber of Arkadelphia, bought an apartment complex at 5 Ashbury Ct., Arkadelphia, for $600,000 from a Jason Owens. Huber then sold the property to Big Sky Properties LLC, registered to Chris Turnage of Hot Springs, for the price of $900,000.

Frederick and Mary Thompson bought a 2,565-SF brick home on Shepherd Loop Drive, Arkadelphia, for $529,900, marking the second sale of a newly built home in North Ridge Estates. Seller was Hunt Investments LLC, registered to David and Lisa Hunt.

For $390,000 Kris and Brandy Hamilton bought a 3,844-SF brick home and 4.96 acres on Highway 51 southwest of Arkadelphia. Previous owner was Barbara Rhodes.

For $337,500 MBJB Investments LLC, registered to Mark Burnham of Arkadelphia, bought approximately half a block of Arkadelphia real estate north of Pine Street between 24th and 25th streets. The property includes the southwest and northeast portions of the block and excludes Providence Veterinary Care and Tobacco World. The seller was Duane Sowell Revocable Trust, who bought the land in 2023 for $250,000.

In Gurdon, The Way Ministries purchased the former Family Dollar, 506 E. Main St., for $325,000. Previous owner was Realty Income Properties 25 LLC; the Arkansas Secretary of State shows no records of that company, which bought the property in 2013 for $940,000.

C D and Judith Malcom sold a 924-SF home and 5.22 acres at the 300 block of Curtis Road for $265,500. Buyers are Benjamin and Avis Burleson.

In Amity, Lewis Travis sold a 1,452-SF brick home at the 700 block of West Texas Street for $195,000. Buyers are Jessica Swindle and Kory Cunningham.

Emma Henderson bought a 1,960-SF frame siding home at the 1900 block of Center Street, Arkadelphia, for $190,500. Sellers are Marvin and Renee Lawson, et al.

A 1,342-SF frame siding home at the 1800 block of Walnut Street, Arkadelphia, sold to Doris Jones for $154,500. Previous owners were Hannah and Bryson Prince, who bought the place in 2020 for $75,000.

A 2,432-SF office space that housed Lincare Medical Equipment, 521 S. 7th St., Arkadelphia, sold to Billy and Lori Groom for $130,000. Sellers were J R Ventures Inc., registered to Jerry Simmons and Robert Burchfield.

William and Latorri McKenzie sold a 1,092-SF frame siding house at the 1100 block of Crayton Street, Gurdon, for $103,000. Buyer is Kurtis Nugget.

Christopher Arnold is listed as the buyer of a 1,096-SF frame siding home and about 61 acres at the 1200 block of Copeland Ridge Road. Sellers are Shelley Avine and Stacy Arnold.

Wrapping up this round of real estate transactions is the $100,000 sale of 26.18 acres on Stevenson Road to Steven Stevenson. Seller is named as B2 Land & Cattle LLC.
