Real Estate: 19 Clark County properties change hands during first half of August

Clark County real estate transactions recorded Aug. 1-15, 2025, having a value of $100,000 or greater. Information is gathered from public records held by the Clark County Circuit Clerk, online real estate records via actdatascout.com and the Arkansas Secretary of State. The Arkadelphian includes names of grantees, grantors, transaction price and property description available, and does not withhold names. A variety of factors, including improvements made to a home or property, are considered in real estate prices that may increase from when the seller bought the property.

A 345-acre land sale near Antoine brought in $1.2 million for J&T Carter Farms, whose owners Jimmy and Terry Carter of Shreveport, Louisiana, sold the timber and two homesites to Haretown Timber LLC. The property, located on Haretown Road, includes a 1,664-SF frame siding home and a 1,427-SF shack. The Carters bought the property for $550,000 in 2021. Haretown Timber belongs to James Clint Cornelius, of Prescott.

In Arkadelphia, Jonathan and Amanda Seiler bought a 3,379 frame-siding home at the 1500 block of Millcreek Drive for $482,500. The 0.75-acre property had belonged to Derrick and Deanne Ross, who bought the place in 2022 for $340,000.

For $437,000 William and Andrea Wagner bought a 3,208-SF brick-and-frame home at Timber Ridge Circle. Previous owners Lucas and Anne Howard paid $250,000 for the property in 2018.

West of Arkadelphia, on Dogwood Drive, a 2,744-SF frame siding home sold to Charles and Amy Bailey for $418,900. Former owners Timothy and Debra Gorman, of Little Rock, paid $330,000 for the property in 2022.

Near the remote eastern edge of the county — east of Mine Road and between Graysonia and Shaumut roads — 120 acres of timberland sold for $417,628 to buyers David and Jeannie Hendrix, of Antoine. Former owners are Anthony Holcombe, et al, of Amity.

A 1,790-SF log house and half an acre at the 1500 block of Arkansas Highway 84, Amity, sold to Jessica Johns and Christopher Whisenhunt for $275,000. Former owners Justin and Amy Garrett bought the place in 2019 for $10,000 change after sale.

Another Amity residence on Highway 84, at the 400 block of North Main Street, sold for $200,000. Ty and Brittany Fowler bought the 1,738-SF frame siding home and 1.75 acres from David and Sara Lyons, who paid $80,000 for the place in 2013.

Talisha Given, of Little Rock, sold a 1,991-SF brick home on Western Hills Drive, Arkadelphia, to Heather and James Files for $225,000. Given bought the place in 2019 for $140,000.

In Gurdon, Ernesto and Maria Juarez bought a 2,205-SF brick home at the 900 block of Sticky Road for $220,000. The home had previously belonged to Grace Missionary Baptist Church.

A 1,892-SF frame siding home on Hollyridge Run, in the DeGray community, sold for $220,000. Shawna Childs bought the property from Tim and Tracey Knight. The Knights bought the place for $24,000 in 1998.

Glen Hill Jr. bought a 1,900-SF brick home at the 2000 block of Elaine Circle, Arkadelphia, for $200,000. Previous owners Yingjiu Zhao and Summer Sun bought the home in 2007 for $113,000.

Emily Hallman bought a 1,290-SF frame siding house at the 1600 block of Logan Street, Arkadelphia, for $180,000. Previous owner Landon Ervin, of Rockwall, Texas, paid $170,000 for the property in 2022.

In Curtis, Robert and Marie Raiford bought a 1,612-SF brick-and-frame home on 5.09 acres at the 4600 block of US Highway 67 for $170,000. Previous owner Sharon Wozniak, of Conway, bought the place in 2023 for $55,000.

Ramona Peters bought a 1,746-SF frame siding home at the 600 block of Carter Road, Arkadelphia, for $166,000. Seller, Tyleo Properties LLC, bought the place in 2019 for $90,000. Tyleo is registered to Robert Redding, of Arkadelphia.

Tyleo Properties LLC also sold a 1,786-SF brick home at the 1500 block of Pine Manor Drive, Arkadelphia, to Dawson Jennings and Kaitlyn Kadmas for $145,000. Tyleo bought that property for $65,000 in 2020.

In Caddo Valley, a 1,222-SF frame siding house on Liberty Lane sold for $164,900 to Tami Keller. Previous owners Leslye and Taylor Lee bought the place in 2019 for $74,000.

For $145,000 Anaya Hunter bought a 1,327-SF frame siding house at the 900 block of South 12th Street, Arkadelphia. Previous owners Thomas and Wanda Nichols, of Union City, Tennessee, acquired the land only in a $10,000 transaction in 2000.

By way of administrators deed, Lisa and Charles Shaver bought a 2,109-SF brick home at the 200 block of East Main Street, Gurdon, in a $143,000 transaction. Previous owner Christopher Shaver paid $25,000 for the property in 2003.

Wrapping up the first half of August’s real estate report is the $130,000 sale of a 2,148-SF brick home on Friendship Drive, Arkadelphia. Anna Brazeal bought the home and 2.14 acres from previous owners Randy and Jessica Hill.
