Clark County real estate transactions recorded Sept. 20 – Oct. 3, 2024, having a value of $100,000 or greater. Information is gathered from public records held by the Clark County Circuit Clerk, online real estate records via actdatascout.com and the Arkansas Secretary of State. The Arkadelphian includes names of grantees, grantors, transaction price and property description available, and does not withhold names. A variety of factors, including improvements made to a home or property, are considered in real estate prices that may increase from when the seller bought the property.
Worthy of note in this round of real estate transactions — albeit not ranked high on the list in terms of cost — is the purchase of 20 acres on the western banks of the Ouachita River on Open Banks Road. Cardinal Land Holdings, registered to Derek Franklin, developer of Caddo Paddock, bought the Open Banks Road property from Glover Family LLC for $140,070.

The largest purchase in the past two weeks was the sale of a 2,406-SF brick home on Pinnacle Drive, Arkadelphia. John and Kimberly Byrd bought the home for $339,999. Previous owner Katie Moseley paid $230,000 in 2008.
As our readers have been informed from recently published articles, Arkadelphia Public School District sold the Central Primary School property to Roger Wingfield for $215,000. The deed is recorded under RK Wing Central LLC.
J&J Arnold Revocable Trust (Jay and Jessica Arnold) bought a Caddo Paddock lot for $175,000 from Cardinal Land Holdings LLC. The Arnolds now own three lots at Caddo Paddock. There appears to be five lots still available.
Belinda Walker bought a 1,434-SF frame siding home on 0.64 acres at the 200 block of Central Road for $163,500. Previous owners Shari Valentine and Martin Rastall purchased the place in 2016 for $100,000.
Wayne and Tanya Ruble sold their 1,404-SF frame siding home at the 1600 block of Logan Street, Arkadelphia. New owner Devondrea Story bought the home for $152,000. The Rubles paid $69,000 in 2022.
Amity Hilltop Liquor LLC, registered to Joshua Cantrell, bought 27.5 acres and a 384-SF shack on Conine Road, south of DeGray Lake, for $150,000. Previous owners Jeremy and Magen Allen paid $58,000 for the place in 2022.
For $135,000 Ashley Harvey and John Loe bought a 1,568-SF mobile home on 3 acres on McNabb Road, in the old Rome community south of Okolona. Previous owner was Casey McNabb.
Wrapping up these real estate transactions is the $131,000 sale of 50.7 acres in the DeGray community. Kirk and Amber Goodrum bought the property from Mitchell Stewart Griffin Developments LLC, which paid $1.3 million in May 2024. The LLC is registered to Jake Plyler.
