Real Estate: Arkadelphia apartment complex sells for $370K

Clark County real estate transactions recorded Feb. 9-22, 2024, having a value of $100,000 or greater. Information is gathered from public records held by the Clark County Circuit Clerk, online real estate records via actdatascout.com and the Arkansas Secretary of State. The Arkadelphian includes names of grantees, grantors, transaction price and property description available, and does not withhold names.

Highlighting this round of real estate transactions is the $370,000 sale of a two-story apartment complex at 2601 Country Club Road, Arkadelphia. The complex is located at the southwest corner of Country Club Road’s intersection with North 26th Street. Raza Properties LLC, managed by Abid Raza of Arkadelphia, sold the 6,864-SF complex to Trueline Properties LLC, managed by Billie Baldwin of Sugar Land, Texas. The apartments, built in 1990, last sold in 2018, to Raza, for $295,000.

For $335,000 Phillip and Paula Butler bought a 2,308-SF frame siding home on Pinnacle Drive, Arkadelphia. Previous owners were Kim and Sharon Ellington.

Dillon and Haley Ledbetter purchased a 2,167-SF brick home and 3 acres on East County Line Road, in the Dalark community, for $295,000. Previous owners Christopher and Charlotte Watson, of Mesquite, Texas, bought the property in 2022 for $125,000.

For the consideration of $275,000 Dillard Hasley is now the owner of a frame siding home and 1.47 acres on the northern bank of the Caddo River near Caddo Valley. Previous owners were Kevin and Brandy Hasley. The transaction was done by quitclaim deed.

Jerald and Kelly McAnear bought property on Mt. Olive Road for $255,000. There are no records online of the property purchased. Previous owner was Thomas Callaway. The transaction was done by way of personal representatives deed.

A 2,517-SF brick home at the 600 block of Carter Road, Arkadelphia, sold to Donald and Lori Copeland for $253,000. Previous owners Joseph and Ashley Bradley bought the property in 2020 for $215,000.

More riverfront property changed hands in February, as two lots sold at Caddo Paddock, located between the Caddo River and Old Military Road. James and Jessica Arnold bought a second lot, priced at $180,000, adjacent to one they bought in May 2023. Jonathan and Christine Smith also bought a Caddo Paddock lot for a price of $150,000. Primary residences or short-term vacation rental properties are expected to be built in the new subdivision along the southern bank of the river. The deed to the lots had been under the ownership of Cardinal Land Holdings, whose manager is Derek Franklin of Bluebird Real Estate.

For $175,000 Carrington Mortgage Services LLC, of Little Rock, acquired a 2,813-SF brick home and 3.8 acres at the 100 block of Lower Dam Pike, Caddo Valley. Previous owner was Emily Kisling and American Advisors Group. The property last changed hands in 2006 for $91,000.

Brooke and Charlie Properties LLC purchased a 1,664-SF, two-story duplex at 1108 Haddock St., Arkadelphia, for $105,000. The LLC is registered to Charlie Montgomery, of Arkadelphia. The structure was built in 1993. Previous owners were Quentin and Leah Lambert.
