Highlighting this round of real estate transactions is a pair of riverfront lots that were sold by an Arkadelphia developer. Jay and Jessica Arnold purchased one lot on Caddo Paddock for $299,000. In a separate transaction, Sheri Rogers, through the Hot Springs-based FNM Holdings LLC, purchased a lot for $150,000. There are a total of 16 lots at Caddo Paddock, located between Old Military Road and the Caddo River. Primary residences or short-term vacation rental properties are expected to be built there. The deed to the lots had been under the ownership of Cardinal Land Holdings, whose manager is Derek Franklin of Bluebird Real Estate.

Nueces Land & Minerals Limited Parternship purchased 474 acres of timberland on Whetstone Road, which is located north of Highway 51 in the Sycamore community, between Beirne and Whelen Springs, for $568,164. Nueces Land & Minerals is registered to Eric Danielson of Fayetteville. Previous owner Nathan Heath purchased the acreage in 2011 for $450,000. 

Laura and Kenneth Eckhart III purchased a 3,836-SF brick home and 3.2 acres at the 1200 block of Valley View Road, located off of Red Hill Road, for $415,000. Previous owners Larry and Donna Garlington built the home in 2012 at an estimated value of $307,000.

Dennis and Mary Bell purchased a 3,195-SF brick home on 1.9 acres at Ridge Creek Point in Arkadelphia for $393,000. Previous owners were James and Beverly Hankins Revocable Trust, who bought the property in 2001 for $216,000.

For $250,000 Roger and Kadre Wingfield bought a 2,956-SF brick home at the 1000 block of Pine Street in Arkadelphia. Previous owner was Chateau Properties LLC, which is registered to Philip Miron of Little Rock.

Preston Pavich of Mountain Home, through S&P Pavich Properties LLC, purchased a 5,200-SF brick multi-family dwelling at 1002 South 3rd Street. in Arkadelphia for $245,000. Previous owners were Michael and Joyce Tate, who bought the property in 2021 for $125,000.

For $160,000 Jamario Dixon and India Lay bought a 1,520-SF frame siding home on Somersett Drive in Arkadelphia. Previous owners Sarah Byrd and Alexander Price purchased a land-only title to the lot in 2013 for $10,000.

For $115,000 Matthew and Rebekah Frazier bought a 1,396-SF frame siding home at the 1300 block of Pecan Street in Arkadelphia. Previous owners were Randall and Sharon Buck.

Joshua Babineaux purchased a 1,116-SF frame siding home at the 2300 block of Barkman Street in Arkadelphia for $115,000. The property had been titled to River Belle Properties LLC, which is registered to Sydney Rogers of Arkadelphia, who bought it in 2019 for $10,000.

For $105,000 Malik Hailey bought a 1,344-SF frame siding home and 1.75 acres at the 300 block of Malvern Road in Caddo Valley. Previous owner Rick Kennedy purchased the home in 2006 for $67,000.
