REAL ESTATE: Downtown business changes hands; 200 acres sell for $400K

Clark County real estate transactions recorded between Sept. 23 and Oct. 8, 2022, having a value of $100,000 or greater. Information is gathered from public records held by the Clark County Circuit Clerk. The Arkadelphian includes names of grantees, grantors, transaction price and property description available, and does not withhold names.

A 1,796 SF brick home on Mockingbird Lane in Arkadelphia sold for $190,000 to Phien Pguyen on Oct. 6. Previous owner Jennifer Thomas purchased the property in 2021 for $160,000. Records indicate that Thomas purchased a home in Magnolia Estates for $315,000 from Timothy and Michelle Matthews. That transaction is being financed by a mortgage of $280,350 through Southern Bancorp.

A 1,386 SF brick home and 2 acres on Wells Road in Amity sold on Oct. 3 for $189,000. Brian Patrick purchased the property from Billy and Sherry Heibner by warranty deed, and is financing the transaction with a mortgage of $193,347 through USAA Federal Savings Bank.

For $144,480, Tonya and Jeffery Ray purchased 3.85 acres in the Shiloh community. The property had belonged to Wayne and Beth Neel, who bought it in 2018 for $70,000.

A retail business on Clinton Street in Arkadelphia sold on Sept. 22 to Marylen and Julius Pruitt for $100,000. Businesses that have operated there include Arkadelphia Printing Inc., Arkadelphia Painting Co. and J&J Hair Studio. Previous owners were Jeremy and Jessica Davis.

A 1,643 SF frame siding home on Harvest Ridge in Arkadelphia’s Somersett subdivision sold for $131,000 to Greyson Stevens by mortgagees deed on Sept. 26. Previous owner Jessica Caradine purchased the original lot in 2010 for $18,000 and built the home.

A 1,652 SF frame siding home on 1 acre on Mt. Zion Road sold for $189,000 to Keyshawn and Jazmine Johnson. The Johnson secured the transaction with a mortgage of $193,347 through Everett Financial Inc. and Supreme Lending. Previous owners Pamela and Rodney Wilson bought the place in 1998 for $75,000.

A 1,600 SF home and adjacent business on Valley Street in Caddo Valley sold for $132,900 to Nick and Rhonda Stover by executors deed. Previous owner Ina Priest owned the home and operated the business, Country Collectibles, having bought the property in 1992 for $82,000. Stover is financing the transaction with a mortgage of $195,000 through Southern Bancorp.

A barn and 4.75 acres of pasture on Barksdale Road near Alpine sold for $275,000 to Daniels Family LLC. The property is adjacent to other Daniels Family land. The transaction is being financed by a mortgage of $277,500 through Southern Bancorp. Previous owners were Troy and Wilma Buck and Dale and Juaneeka Richardson.

A 2,606 SF frame siding home on 4 acres on Farm Road near Amity sold for $250,000 to Alex and Adriana Henthorn. Previous owners were Carl and Ruby Zinn. The property sold in 2004 for $14,000.

Griffin Timberland Investments LLC purchased 200 acres of timber off of Southfork Road for $400,000. The transaction is being financed by a mortgage of $316,000 through Malvern National Bank. Previous owners Noland and Teresa Hagood purchased the property in 2004 for $150,000.
