Information is gathered from public records held by the Clark County Circuit Clerk, online real estate records via actdatascout.com and the Arkansas Secretary of State. The Arkadelphian includes names of grantees, grantors, transaction price and property description available, and does not withhold names. A variety of factors, including improvements made to a home or property, are considered in real estate prices that may increase from when the seller bought the property.
The top real estate sale in the past two weeks brought in $365,000. Local dentist Derrick Ross, through his LLC Arkadelphia Rentals, bought a trio of North 10th Street properties with the following addresses: 1320, 1322, 1324. The properties include a 6,658-SF garage (formerly Arkadelphia Motor Co.), a 3,500-SF retail shop (formerly The Olde Rose Tattoo), and 3,902-SF of two-story apartment space. Selling the properties is RSD LLC of Benton, with manager Kevin Dixon signing off on the deed.
A 2,757-SF home at the 1000 block of North 15th Street, Arkadelphia, sold for $347,500. John Harris and Annette Blackmon bought the home from Billy and Sherry Perryman.
A 2,262-SF brick home at the 1500 block of Millcreek Drive, Arkadelphia, also sold for $347,500. William and Hallie Wallace bought the home from Jimmy and Deanna Graves, of Bearden. The Graveses bought the place in 2018 for $185,000.
South of Gum Springs, Daniel and Catherine Plyler bought 65 acres of timber east of and adjacent to Fincher Road for $280,000. Sellers are Martin and Linda Black, of Emory, Texas.
West of Arkadelphia, a 1,792-SF brick home on Western Hills Drive sold for $270,000. Jonathan and Chasity Strickland bought the property from Wayne and Tanya Ruble.
In Caddo Valley, a 1,564-SF home and two adjacent lots on Madden Lane sold for $199,000 to Gurnell Washington II. Sellers Kevin and Thelma McClure bought the place in February 2025 for $193,000.
For $185,000, Oakley and Magen Atkinson bought a 992-SF residence on 3 acres at the 3000 block of U.S. Highway 67, south of Gum Springs. Sellers are David and Jennifer Pickle, of Bismarck. In turn, the Atkinsons sold a 1,428-SF home at the 200 block of North 5th Street, Arkadelphia, for $132,000. Buyers are Billy and Sherry Perryman.
North of the Caddo River near Amity, 30 acres of mixed timber and pasture off of Angel Road sold for $125,000 to Russell Stumpf and Jacqueline Tackett, of Bonnerdale. Sellers are Lydia and Braxton Shifflett, of Hot Springs.
Wrapping up this round of real estate transactions is the $125,000 sale of 40 acres of timber south of Delong Road (near Manchester). The Alan and Sherri Auld Living Trust, of Royal, sold the acreage to Shortleaf Farm LLC, registered to John Ed Anthony, of Hot Springs.
