Clark County real estate transactions recorded Aug. 16-31, 2025, having a value of $100,000 or greater. Information is gathered from public records held by the Clark County Circuit Clerk, online real estate records via actdatascout.com and the Arkansas Secretary of State. The Arkadelphian includes names of grantees, grantors, transaction price and property description available, and does not withhold names. A variety of factors, including improvements made to a home or property, are considered in real estate prices that may increase from when the seller bought the property.
Highlighting this round of real estate transactions is the $945,030 sale of 277.95 acres adjoining the south side of Copeland Ridge Road and west of Hasley Road. Jeremy and Megan Allen of Bismarck sold the pasture land to CC Project SPV LLC. An internet search of the company address at 15 Little West 12th Street in Manhattan reveals the company is Chestnut Carbon, a “nature-based carbon project developer delivering high-quality carbon removal credits” that works with customers committed to net-zero goals, according to the company website. Chestnut’s Sustainable Restoration Project reportedly develops new forests on marginal crop and pasture lands across the U.S., including a number of Arkansas properties in the counties of Nevada, Randolph, Conway, Jefferson, Yell, Scott, Sevier, Perry and Cleveland. At the time of this report, no Clark County properties were listed as Chestnut Carbon projects. Chestnut’s newest acquisition secures more than 1,800 acres throughout Clark County, with its largest parcels located between the North Boat Ditch and South Boat Ditch west of Curtis, and near Boswell Lake northeast of Okolona. Chestnut acquired many of its properties earlier this year by way of quitclaim deed. Other records filed that week indicate that CC Project SPV secured a pair of mortgages totaling $400 million on two of its Clark County sites, through Wilmington Trust.
Austin Prichard bought a 1,892-SF home and 5.73 acres at the 1700 block of DeGray Road for $295,000. Previous owner Daniel Lowe, of Ruston, Louisiana, bought the property in 2021 for $228,000. Prichard also sold a 1,606-SF home at the 100 block of Somersett Drive, Arkadelphia, for $220,000 to Kara and Dylan Walker. Prichard bought the Somersett residence in 2021 for $139,000.
By way of fiduciary deed Tony Bell transferred 44.37 acres of timber east of Mt. Zion Road and north of Tower Lane to Oak Hill Valley Trust, of Ashdown, for the consideration of $199,665.
Eric and Latosha Hudnall bought a 1,436-SF home at the 1100 block of South 26th Street, Arkadelphia, for $190,000. Previous owner Jacob West, of Gentry, bought the place in 2024 for $182,000.
Micheaul Proctor bought a 1,400-SF brick home at the 1300 block of Wilson Street, Arkadelphia, for $180,000. Previous owner Keith Foster bought the property in 2024 for the same price. Foster in turn bought a 1,448-SF home at the 1800 block of Sylvia Street, Arkadelphia, for $140,000. Previous owners Terry and Leanna Franklin, of Gurdon, picked the place up in 2020 for $93,000.
Christopher and Kirbi Poindexter, of Prescott, bought a 1,902-SF home and a 5.2-acre spread at the 800 block of North Elm Street, Gurdon, for $175,000. Previous owners Ryan and Alexandria Brown, of Arkadelphia, bought the place in 2021 for $50,000.
Glenda Bradley bought a 1,543-SF brick home at the 1500 block of Pine Manor Drive, Arkadelphia, for $169,900. Previous owners Matthew and Megan Kostelaz, of Sherwood, bought the property in 2022 for $138,000.
Leslie McGalliard bought a 1,934-SF home at the 1000 block of South 21st Street, Arkadelphia, for $152,000. Previous owners Linda Clark, et al, bought the property in 1996 for $72,000.
Devin Dixon bought a 1,321-SF home at the 1000 block of South 13th Street, Arkadelphia, for $150,000. Previous owners Perry Family Trust, with Nathan and Sarah Reyna as trustees, acquired the property by quitclaim deed in 2022.
Wesley Hill and Khiley Yarbrough bought a 1,568-SF manufactured home and 5.39 acres at the 300 block of Mosley Road (DeGray) for $150,000. Previous owners are Lucas and Alexis Huneycutt.
Wrapping up this round of real estate transactions is the $100,000 sale of half an acre and a 865-SF low-cost dwelling at Ferry Camp Road, on the western bank of the Ouachita River near Vaden. Kendall Tucker, of Raleigh, North Carolina, sold the property to Andrew and Sara Kuhn, of Malvern. The property last sold in 1999 when Billy and Nancy Tucker bought it for $25,000.
