UPDATED: Arkadelphia city board gives Good Ole Boys nod to rezone planned subdivision

In an extremely brief meeting Tuesday evening, the Arkadelphia Board of Directors approved a new residential area for the city.

City Manager Gary Brinkley said the Planning and Zoning Committee had, on Monday, approved the addition of 31.72 acres off of W.P. Malone Drive north of Arkadelphia High School.  Known as South Ridge Crossing, the residential area will be zoned R-1 for housing.

South Ridge Crossing, a planned housing subdivision in Arkadelphia, is in the process of being rezoned for residential use. The property contains about 31 acres located west of W.P. Malone Drive.

At the motion of Director Taylor Chaney, the board approved the first reading of the ordinance, which will be heard at two upcoming meetings before being approved.

In other business, the board:

• Heard Brinkley say there are 11 remaining easements for the Arkadelphia Bypass project. These will have to be done by condemnation, he noted.

The second phase of a new housing subdivision in Arkadelphia is on its way for development.

The Arkadelphia Planning Commission will meet at 5:30 p.m. Monday, July 15, at Town Hall to consider a request to rezone 31.72 acres from non-urban use residential use.

The property belongs to Good Ole Boys Holding Co., a limited liability company registered to Nicky Goff, of Arkadelphia. Goff and partner Kyle Smith, of Benton, have been developing the first phase, North Ridge Estates, situated off of Gorman Loop/Country Club Road.

Since 2021 three homes, each of them built for around a half-million dollars, have been erected at North Ridge Estates. One of the homes appears to have recently sold, while the other two remain on the market.

This home in Arkadelphia is among the first to be constructed in the newly developed North Ridge Estates. The second phase, South Ridge Crossing, is set for rezoning as residential use.

At least 20 more sites are ripe for building, according to the annually published Arkadelphia Life magazine.

The second phase, dubbed South Ridge Crossing, is expected to be accessible from W.P. Malone Drive. Homes built at South Ridge are expected to include homes smaller than their North Ridge neighbors.

Both developments are being incorporated into the city limits of Arkadelphia. Combined, both subdivisions will encompass 234 acres. Goff owns a large swath of land between Gorman Loop and Arkadelphia High School/Badger Stadium/Goza Middle School. The property is also adjacent to the Clark County Technology Park on W.P. Malone Drive.

A public hearing will be held prior to the Planning Commission’s consideration to approve the rezoning request. The City Board of Directors are set to formalize the decision when that board meets at 5:30 p.m. Tuesday at Town Hall.
