In a multi-million-dollar exchange, the Glenwood-based Blackmon Oil Company Inc. sold its Arkadelphia, Caddo Valley and Gurdon fuel and convenience stations to JRM4 LLC. The $3.9 million deal hands over Arkadelphia’s Exxon Tiger Mart, 203 N. 10th St.; Gurdon’s Exxon Tiger Mart, 103 S. Elm St.; West Pine Exxon, 3036 W. Pine St.; and Caddo Valley’s Valley Exxon, 144 Valley St. The buyer, JRM4, is Jackie McClure, of Harrisburg.
The KOA Campground at 219-221 Frost Rd., Caddo Valley, sold to Caddo Valley Investors LLC in a $1.8 million deal. The purchase includes a 2,264-SF retail office space and three cabins averaging 280-SF, all on 10 acres. Caddo Valley Investors is registered in Arkansas to Chad Cumming, of Little Rock. Selling the property is KaDaRo Enterprises LLC, registered to Karen Halbert, also of Little Rock.
Along the southern banks of the Caddo River near Amity, 95 acres of mixed timber and pasture, surrounded by federally owned land, sold to Graystone on the Caddo LLC. The acreage, sold in a $525,000 deal, includes a 360-SF dwelling on Calvin Road. Sellers are Jackie and Nancy Runyan, of Benton. Graystone on the Caddo is registered to Gray Dillard, of Maumelle.
In Arkadelphia, a 2,508-SF brick home at the 100 block of Mockingbird Lane sold for $325,000. Buyer is Montgomery Hill, of Marion. Sellers Courtney Speights and Constance Bloodworth, et al, bought the place in 2023 for $236,000. In a separate transaction, Speights bought a 2,650-SF brick-and-frame home at the 600 block of Carter Road for $315,000. Sellers are Chad and Kimberly Bedwell, of Westlake, Texas. The Bedwells bought the property in 2022 for $275,000.
A 1,852-SF brick home on Leewood Drive, Arkadelphia, sold for $240,000. Buyers are Jonathan and Caroline Fletcher. Sellers Montana and John Knight bought the place in 2020 for $170,000.
Dyka Lusinger is buying a 1,511-SF brick home at the 700 block of South 13th Street, Arkadelphia, for $189,900. Sellers Christopher Murry and Christopher Gardner-Murry bought the home in 2024 for $134,000.
South of the Griffithtown community, 10 acres of timber dissected by Arkansas Highway 7, between SW Reed Town Road and Two Rivers Farm Road, sold for $185,000 to Robert and Ann Ramirez, of Captain Cook, Hawaii. Seller is Two Rivers Farm & Land LLC, registered to Darren Motes, of Hot Springs.
Kathleen Geyer and Edward Allen are buying a 1,500-SF brick home at the 1000 block of South 21st Street, Arkadelphia, for $170,000. Sellers are Amanda Bunn and Rebecca Hughes, et al.
Malissa Rodriquez is buying a 1,261-SF home at the 500 block of North 15th Street, Arkadelphia, for $129,500. Sellers are Connie and Michael Cox, of Camden.
Wrapping up the past two weeks of local real estate deals is the $129,000 sale of a 1,292-SF home at the 100 block of North 12th Street, Arkadelphia. Laura Nash is buying the property from Plumb & Square Properties Inc., registered to Paul Bryant, of Arkadelphia. Plumb & Square paid $10,000 for only the land in 2004.
