Real Estate: 8 properties change hands in first part of January

Clark County real estate transactions recorded Jan. 10-23, 2025, having a value of $100,000 or greater. Information is gathered from public records held by the Clark County Circuit Clerk, online real estate records via actdatascout.com and the Arkansas Secretary of State. The Arkadelphian includes names of grantees, grantors, transaction price and property description available, and does not withhold names. A variety of factors, including improvements made to a home or property, are considered in real estate prices that may increase from when the seller bought the property.

Highlighting this round of real estate transactions is the $319,250 sale of a DeGray community home. Miro and Anita Plaza bought the five-acre spread that includes a 1,925-SF frame siding home on Wingfield Road. The seller was Joyce Sullivan Revocable Trust, who acquired the land only in 2020 by a quitclaim deed.

A 2,786-SF brick home at the 1400 block of Country Club Road sold for $283,900. Buying the home and 1.22 acres was Joel and Mary Cooper. Previous owners Cheryl and Mike Bearden bought the place for $200,000 in 2021.

Another Arkadelphia home, at the 200 block of North 27th Street, sold to Niehuss Land Company, a limited company registered to Deborah Nolan, of Arkadelphia. There are no details about the home itself. Craft Properties LLC, registered to Candace Michelle “Shelly” Craft, sold the 1.02-acre property for $265,000.

Just west of Joan at the 2000 block of Arkansas Highway 51, Betty and Rufus Newborn sold a 5,173-SF frame siding home and 3.75 acres to Mary and Scott Cross. The Crosses are picking up the property for a $250,000 price tag; the Newborns bought it for $64,000 in 2004.

For $212,000 Mark and Lisa Taylor purchased 1.44 acres of land facing the Ouachita River on Posey Road, in eastern Clark County. The acreage comes with a 1,820-SF frame siding house. Sellers Darrel and Pamela Robinson Revocable Trust bought the place in 2008 for $225,000.

Another Ouachita River property, on Open Banks Road, was sold by Cardinal Land Holdings LLC to Brian Vandiver. The 3.5 acres is part of Ouachita River Run, a new development in the works from Cardinal Land Holdings’s Derek Franklin, which bought 20 acres of riverfront property in September 2024 for $141,000. Vandiver is picking up his lot for $105,000.

In Gurdon: Randy and Lori Stewart, et al, sold a 1,844-SF brick home at the 1300 block of Sticky Road for $125,000. Buyers of the 3-acre property were Stacey and Maria Canaday.

For $110,000 Medlock Family Trust, with Ricky Medlock as third party, bought an 810-SF frame siding home and 1.52 acres on Ranch Road, just west of Arkadelphia. Sellers were Jennifer and Steven Flynn.
