Real Estate: 11 properties change ownership in Clark County

Clark County real estate transactions recorded July 12-26, 2024, having a value of $100,000 or greater. Information is gathered from public records held by the Clark County Circuit Clerk, online real estate records via actdatascout.com and the Arkansas Secretary of State. The Arkadelphian includes names of grantees, grantors, transaction price and property description available, and does not withhold names. A variety of factors, including improvements made to a home or property, are considered in real estate prices that may increase from when the seller bought the property.

The largest sale since our last report was the $1,456,178 handover of 40 acres of timberland near Gurdon. The Atlanta, Georgia-based PFA US Silva bought the acreage, located on Wyndal Road (south of Kansas Road), from PotlatchDeltic Forest Holdings of Spokane, Washington. PotlatchDeltic bought the land for $5.17 million in 2015.

In residential sales, Henderson State University’s new head football coach Greg Holsworth and wife Brooke purchased a newly built home on Shepherd Loop Drive, in the new North Ridge Estates subdivision. The Holsworths bought the 2,663-SF brick home for $544,900 from NCG Investments LLC, which is registered to North Ridge developer Nicky Goff. The Holsworths sold their former home, at the 2300 block of Forrest Park Drive, Arkadelphia, to Michael Sparks for a $225,000 price tag.

In Gurdon, a 4,393-SF brick home at the 7200 block of US Highway 67 South sold for $338,000. Lianghong Chen and Zhen Dong bought the home and 3.52 acres from David and Laura Miller. The Millers purchased the place in 2022 for $325,000.

Hopping over to the Manchester community, Truman and Christa Vo sold their 1,810-SF frame siding home and 10.73 acres of mostly pasture, located at the 1200 block of Manchester Road. New owners Scotty and Chelsea Serio agreed to pay $270,500 for the property, which the Vos bought in 2020 for $145,000.

A 1,584-SF brick home at the 1400 block of Welch Street, Arkadelphia, sold for $195,000. Colton Cowan and Chrystal Hetland, who bought the property for $163,000 in 2021, sold it to Mary Sigman.

Just up Martindale Hill from there, at the 1500 block of Evans Street, Jase Kuykendall and Jarah Cox bought a 1,524-SF frame siding home for $186,000. Previous owner, Rick Loudenback Trust, purchased the property for $175,000 in 2022.

For $175,000 Deanna McLean bought a 1,280-SF brick home at the 1300 block of Haddock Street from Hunter and Taylor Lewis. The Lewises bought the place in 2021 for $140,000.

Over in the extreme northwestern tip of the county, near Amity, Richard and Kimberly Kassaw sold their 1,232-SF mobile home and 9.94 acres on Blanton Road, off of state Highway 84, for $149,000. New owners are Dan and Valarie Flora.

Britni Cottingham bought a 936-SF frame siding home at the 1700 block of Caddo Street, Arkadelphia, for $134,500. Previous owner was Measured Success LLC, which is registered to Joseph Poye of Benton. Poye bought the property for $11,000 in July 2023.

Rounding out this bi-weekly report is the $110,000 sale of 14.28 acres of timber on Highway 51, southwest of Arkadelphia and between Mt. Zion and Browning Farm roads. Craft Properties LLC, registered to Keith Craft, sold the property to John and Tracey Knight. Craft bought the acreage in October 2023 for $80,000.
