Real Estate: Cedar Lodge changes hands in $450K deal

Clark County real estate transactions recorded Nov. 9-30 having a value of $100,000 or greater. Information is gathered from public records held by the Clark County Circuit Clerk, online real estate records via actdatascout.com and the Arkansas Secretary of State. The Arkadelphian includes names of grantees, grantors, transaction price and property description available, and does not withhold names.

The largest transaction in this round of real estate records is the $450,000 sale of Cedar Lodge, 241 Cedar Lane, a 3,434-SF log cabin perched on the banks of the Ouachita River. Travis and Lisa Berry sold the property, erected in 2006, to Big Sky Properties LLC, which is registered to Chris Turnage of Hot Springs.

Another riverfront property also changed hands in November, as Michael and Rita Smith have joined six other landowners to purchase  a lot at Caddo Paddock, located between the Caddo River and Old Military Road. Primary residences or short-term vacation rental properties are expected to be built there. The deed to the lots had been under the ownership of Cardinal Land Holdings, whose manager is Derek Franklin of Bluebird Real Estate. The Smiths purchased the lot for $272,500.

For $240,000 Gerald and Judith Webb bought a 2,400-SF frame siding home on Willowbrook Street, in Arkadelphia, from Amy Johnson. The property last sold in 2021 for $166,000. Johnson in turn bought a 1,998-SF brick home on Northridge Drive, Arkadelphia, from Kendra and Rustin Rogers, for $210,000.

Dennis and Sandra DeWitt purchased a 1,588-SF brick home and nine adjacent house lots on Madden Lane, in Caddo Valley, for $236,500. Previous owners were Johnny and Janet Jackson.

For $143,850 Joseph and Keri Crenshaw bought 137 acres of timberland on South New Bethel Drive, near Griffithtown, from the Allen and Frances Morgan Joint Revocable Trust. Across Highway 7 to the north, the Morgans bought 60 acres of timberland from Phillip and Cynthia Daily for $102,357. The property, located between Delong and Manchester roads, was last purchased in 1997 by the Daily Lumber Co. for $19,000.

Wrapping up this round of real estate transactions is the $100,000 sale of 26.6 acres of timberland south of and adjacent to Highway 182, near Burtsell Road east of Okolona. Hector and Velvet Gonzales purchased the property from Win-ko Land Company LLC, which is registered to James Wingfield of Okolona.
